The Brief

Since April 2026, Ayush Jhunjhunwala has been building Kiraya, an Android rental management app for Indian landlords and property managers. The core insight: vacant flats are still advertised with paper signs and word of mouth. Kiraya gives every flat a shareable showcase link and a printable QR code — a renter scans the code at the property gate and instantly sees photos, rent, amenities, and a way to inquire.

Technical Highlight

QR Code Showcases for Physical Spaces

Kiraya bridges the physical and digital rental market. Every flat gets an 8-character unique code, a shareable web link, and a generated QR code that landlords can print and stick at the property entrance. A prospective tenant scans the code and lands on the flat’s full showcase — photos, rent, size, amenities — and can inquire on the spot. Deep link handling routes app users straight to the right screen, while non-users still get the full showcase in the browser.

Outcome

Kiraya is in active development as an Android-first product, with the landlord portfolio tools, QR showcase generation, tenant invites, and notices flows built on a production Supabase backend. It doubles as a live demonstration of end-to-end Android app development — from product design and Flutter UI to backend schema and Play Store assets.
